Short answer

ChatGPT names the agents it can read, verify and trust. To be one of them your website has to state the towns you cover, whether you work with sellers or buyers or both, how you are paid, what your process is, and your licence number and brokerage, in plain text. Your details then have to match on Zillow, Realtor.com, Google Business Profile, Bing Places and your brokerage profile page.

A drone video and a busy feed do not feed that answer. The work is pages, profiles and review text, and almost all of it is free.

What ChatGPT is doing when someone asks for an agent

The question is almost never realtor near me. It is a situation: we are moving for work in the spring, we have a three bedroom in a named town, who should we talk to and what will it cost us. The assistant replies with a paragraph and a short list of agents by name.

To write that paragraph it needs facts it can state plainly: where you work, how you are paid, how long you have been doing it, which brokerage you are with and whether other people say the process was handled well. When it cannot find them, it names an agent where it can.

That makes this a legibility contest rather than a popularity one. The agent who is easiest to describe correctly is the agent who gets described.

Readable, verified and trusted

Every AI answer about local businesses rests on three things. Miss one and you drop out of the answer even when the other two are strong.

  • Readable

    A page for each town you truly work in, with real facts about the place. A sellers page and a buyers page that walk through the process step by step. A commission and fees page. A bio with your licence number, your brokerage and your years in the area. RealEstateAgent and FAQPage structured data.

  • Verified

    The same name, brokerage, address, phone, licence number and service areas on Zillow, Realtor.com, Google Business Profile, Bing Places and your brokerage profile page. ChatGPT search runs on Bing, and almost no agent in your market has claimed Bing Places.

  • Trusted

    Recent reviews that name the town and the kind of move, a bio that states the licence and the brokerage, and a site updated this year.

Fix them in that order. A perfect Zillow profile pointing at a website AI cannot read still leaves you out of the answer.

The pages that get an agent named

AI answers questions, so your website has to hold the answers, on pages, in text a person could read out loud.

  • One page per town or neighbourhood

    Housing stock, school district, commuting routes, property taxes, parks, what is being built. If you cannot say something true and specific about a place, do not make the page. Never describe the kind of people who live there.

  • A sellers page

    The whole process in order: walkthrough, pricing, preparation, photography, listing, showings, offers, inspection, closing.

  • A buyers page

    How you work with buyers and what a first time buyer should expect. Who works with first time buyers is a question people ask an assistant directly.

  • A commission and fees page

    How you are paid, what the fee covers, what is negotiable and what other costs turn up at closing. It is the page that gets quoted.

  • Your bio, and an FAQ on every page

    Licence number, brokerage, years in the area, the towns you cover and a photo. Then short answers to the questions people ask on the first call.

Put the answer at the top of every page: two or three sentences a reader, or a model, can lift whole and be right.

The listings AI reads for real estate

Property is one of the best documented industries online, which means more places for your details to be wrong.

  • Zillow

    Heavily cited in property answers. Claim it, list your areas, your brokerage and your licence number, and keep it current.

  • Realtor.com

    The second profile worth an hour. Make everything identical to Zillow and to your site.

  • Google Business Profile

    Primary category, service area, hours, services, and a questions section seeded with what sellers and buyers really ask.

  • Bing Places

    Twenty minutes of work, and ChatGPT search runs on Bing. The single most skipped item on the list.

  • Your brokerage profile page

    Usually written years ago by somebody else. Get the bio, phone, areas and licence number brought in line.

The goal is not being everywhere. It is being identical everywhere. One old phone number on one profile is enough to make an assistant name an agent it is more sure about.

Reviews, fair housing and claims to avoid

Reviews are read as text. She sold our house in Maplewood while we were relocating and explained every step is a sentence an assistant can use. Great agent, five stars, is not. Ask at closing, and ask people to name the town and the kind of move.

Fair housing rules cover every word you publish. Pages describe property and area facts: homes, schools, transport, taxes, amenities. They never describe the kind of people who live somewhere. Family friendly, safe and exclusive are the words that get agents in trouble.

Leave out price and timeline promises. Do not say a home will sell faster, above asking or in a stated number of days, and do not imply it with a slogan. An assistant will not repeat a claim it cannot verify.

The question people ask most, should I sell now or wait, is one you answer with process rather than prediction. Say what you look at and how you talk it through, and an assistant can quote the page without putting a forecast in your mouth.

Does ChatGPT really recommend specific real estate agents?
Yes. Ask it who is a good agent to sell a home in a mid-size town and it will usually name a short list of people or teams and say a sentence about each. Most people never scroll past that short list.
We are on Zillow already. Is that not enough?
It helps, and it is one of the five records to get right. But an assistant cross checks. If your Zillow profile, your brokerage page and your own website disagree, it hedges, and hedging means naming somebody else.
