  The profile most people see first and one of the most cited sources in property answers. Fill in the areas you cover, your brokerage and your licence number.

  The other portal profile worth an hour. Same areas, same brokerage, same phone number, same spelling of your name.

• Your brokerage profile page

  Often the oldest page about you on the internet, and often the wrongest. Ask the brokerage to fix the bio, the phone number, the areas and the licence number.

Write your name, brokerage, phone and licence number once, in a text file, and paste it into every profile. Middle initials and abbreviations matter more than they should.

The pages that answer what people actually ask

Search intent in property repeats: what commission do agents charge here, how does selling actually work, who works with first time buyers, who knows this neighbourhood. Build the page for each.

• A page per town or neighbourhood

  Real facts about the place: the school district, the commuting routes, the housing stock, the property tax setup, what is being built. Describe the property and the area, never the kind of people who live there. That is a fair housing line.

• A sellers page

  The process step by step, from the first walkthrough to pricing, photography, showings, offers and closing.

• A buyers page

  How you work with buyers, what a first time buyer should expect, and how showings and offers are handled.

• A commission and fees page

  How you are paid, what the fee covers, what is negotiable and what other costs turn up at closing. It is the page that gets quoted.

• A preparing a home for sale page

  What you advise people to do before listing, what you handle and what a seller arranges.

Every page needs a short answer at the top and an FAQ block at the bottom. Describe the service, not a result. No page should say or suggest that a home will sell faster or above asking.

The structured data a real estate site should have

Markup does not buy a ranking. It removes ambiguity, and ambiguity is the reason an assistant skips a business.

• RealEstateAgent on the homepage and the contact page, with name, address, phone, hours and area served.

• Service on the sellers, buyers and commission pages, so each reads as a specific offering rather than as prose.

• FAQPage on every questions block. It is the highest return markup on the site, because it hands a model a matched question and answer.

• Person on your bio, with the licence as a credential and the brokerage named, plus BreadcrumbList so the shape of the site is clear.

Validate the templates once. One broken block on a shared template silently switches off structured data across every page using it.

Fair housing, reviews and what to measure

Fair housing rules apply to every word on the site. Area pages describe property and place: houses, schools, transport, taxes, amenities. They never describe the kind of people who live somewhere. Family friendly, safe and exclusive are the words that get agents in trouble.

Leave price and timeline promises out entirely. Do not say a home will sell above asking, in a set number of days, or for more than another agent would get. An assistant will not repeat a claim it cannot verify.

Reviews are read as text, so what they say beats what they score. A review that names the town and the kind of move is worth several that say thank you. Ask at closing, with a direct link.

Measure like a client. Pick ten real questions, run them in ChatGPT, Perplexity and Google AI Mode, and record who is named. Repeat the same ten every 30 days.
