The SEO version: which listings, which pages, which structured data, and what to measure.

Short answer

Plumbing SEO used to mean winning a map pack slot for plumber plus your city. AI search asks for something else: facts an assistant can state without hedging. That means your after hours policy, your call out fee, your price ranges and the towns you cover, in plain text and repeated identically on Google Business Profile, Bing Places, Yelp, Angi and HomeAdvisor, the Better Business Bureau, your state licence lookup and Nextdoor.

Plumber marketing and AI visibility are not two jobs. The same clean pages and matching listings that help you rank let a model repeat your details correctly.

45% of US consumers now use ChatGPT or another AI tool to find local business recommendations, up from 6% a year earlier (BrightLocal, Local Consumer Review Survey 2026). The person standing in two inches of water is reading a paragraph that names three companies.

What plumbing SEO means when the answer is a paragraph

The old goal was a map slot and a page one link. An assistant does not show a map. It writes a few sentences, names two to five companies, and the reader often never opens a results page.

So the work moves from position to legibility. Can a model say, without hedging, that somebody answers your phone at two in the morning, that the call out fee is a stated number, and that you replace water heaters in a named town. The habit that has to change is hiding facts behind call for pricing. An assistant cannot call you, so a page that says call for everything gives it nothing to repeat.

The listings AI checks before it names a plumber

Assistants cross check. A company that says one thing on its site and another on a listing is one they hedge about, and hedging means naming somebody else.

  • Google Business Profile

    The primary category matters more than the extra ones. Add every service, real hours, the towns you truly cover, and answer the questions section yourself.

  • Bing Places

  • Yelp and the Better Business Bureau

    Two records people and models both check. Claim them and fix the hours and the phone number. A stale record is a source that disagrees with you.

  • Angi and HomeAdvisor

    Home service answers lean on both. Make the name, address, phone and service list match everything else, whether you buy leads or not.

  • The state licence lookup for your trade

    Every state publishes one for plumbing contractors. Find your entry, check the name and address against your website, and link to it. State your licence number in text if you hold one and let the record say the rest.

  • Nextdoor

    Recommendations from neighbors are read as text like any other page. Claim the business page and keep the hours and service area right.

Write the business name, address and phone once, exactly as it should appear, and paste it into every profile. Identical everywhere beats everywhere.

The pages that answer what people actually ask

Plumbing questions repeat: who can come now, what will it cost, why is this happening, are you open today.

  • An emergency page

    What after hours means at your company, what time a person stops answering the phone, how fast you reach a house at night, the after hours rate, and the towns you cover then. In an emergency nobody compares three quotes.

  • One page per job

    Water heaters, drain cleaning, sewer line repair, repiping, gas line work, leak detection. Not one services page listing twelve things in a row.

  • A pricing page

    The call out fee, whether it comes off the bill, and a range for the jobs you do most. How much does it cost to unclog a drain is a real question, and a number beats a phone number.

  • A page for each town you serve

    How long it takes to get there, the plumbing common in those houses, the parts you keep on the truck. If you cannot say something specific about a place, do not make the page.

  • A page on what to do before the plumber arrives

    Where the main shut off valve usually sits, how to switch off a water heater, what to move. It answers the question the person has while they wait.

Put the answer at the top of each page, in two or three sentences a model can lift whole, then an FAQ block at the bottom. Do you charge a call out fee. Are you open on Sunday.

The structured data a plumbing site should have

Markup does not buy a ranking. It removes doubt, and doubt is the reason an assistant skips a business.

  • Plumber or LocalBusiness on the homepage and contact page, with name, address, phone, opening hours and the area you serve.

  • Service on each job page, so it reads as a specific offering rather than as prose.

  • FAQPage on the question blocks you already wrote. It is the highest return markup on a trades site, because it hands a model a matched question and answer.

  • BreadcrumbList so the shape of the site is obvious, and a Person block on the owner page if you have one.

Validate every template once. One broken block silently switches off markup on every page that uses it.

Reviews, mentions and what to measure

Reviews are read as text, not as a score. They replaced the water heater the same afternoon and told me the price first is a sentence an assistant can use. Great service, five stars, is not. Ask on the day the job is done, and ask people to name the job.

Mentions from somebody who is not you carry weight: a local news story, a sponsorship page. Plumber marketing that earns one real local mention a quarter does more than a pile of cheap links, which can hurt a young domain.

Measure the way a customer does. Pick ten real questions, run them in a fresh logged-out session in ChatGPT, Perplexity and Google AI Mode, and record who is named. Repeat the same ten every 30 days. The number that matters is how many name your company.

Is this different from regular SEO?
